Updated October 2026: This guide explains the general replacement process. The written scope and schedule for your property should set the expectations for your job.

A roof replacement goes more smoothly when you understand the work before it starts. Ask what is being replaced, what will be inspected once the old material is removed, and how questions or changes will be handled.

1. Inspect the roof and define the work

The assessment should consider the roofing surface and related components such as flashing, penetrations, decking, and attic conditions where accessible. Ask the contractor to explain why repair or replacement is recommended and show the areas that support that recommendation.

A written estimate should describe the work clearly enough that you can compare it with another proposal. Ask which materials and components are included, what is excluded, and whether any work may be handled separately.

2. Agree on practical details

Discuss where materials and debris containers will go, which areas need to stay clear, how access will work, and how landscaping and belongings will be protected. Plan around pets, children, parking, and noise.

Ask for a realistic schedule and how weather or newly discovered damage could affect it. The duration depends on the roof and the work required; an article can't promise the completion time for your property.

3. Remove old material and assess what is underneath

When the scope includes a tear-off, the crew removes the existing covering and checks the deck below. Damage that was hidden may become visible at this stage. Before work begins, agree on how additional findings will be documented, priced, and approved.

4. Install the specified roofing system

Depending on the roof and product, installation can include deck repairs, underlayment, flashing, the roof covering, and ventilation components. The details should follow the selected manufacturer's instructions and applicable project requirements.

Ask which existing components will be replaced or reused. The written scope should make those choices clear.

5. Review the work, cleanup and paperwork

Before the project is closed out, ask for a walkthrough, an explanation of any approved changes, and the final paperwork. Confirm the agreed cleanup is complete and keep your estimate, change approvals, invoice, and warranty documents together.

Candor Construction offers a five-year workmanship warranty on roofs. Ask for the written terms for your project. Manufacturer material warranties are separate and depend on the product and its terms; a warranty label alone doesn't explain every covered situation.
