Updated October 2026: This guide now explains how roof replacement estimates are built. Previous 2022 price examples have been removed. Request an estimate for current pricing on your property.

The useful starting point for a roof price is a measured roof and a clear scope of work. Two similar-looking homes can need different work. Before comparing totals, make sure you understand what each estimate includes.

The main factors in a roof estimate

  • Roof area and shape. The amount of roof surface, pitch, and complexity affect the work involved.

  • Material and system choices. Compare the specified roof covering and related items such as underlayment, flashing, and ventilation components.

  • Removal and disposal. Ask whether existing layers will be removed and whether disposal is included.

  • Access and site conditions. Steep slopes, difficult access, and complicated roof features can change labor needs.

  • Local requirements. Ask how any applicable permits, requirements, and associated costs are handled.

What can change after the roof is opened?

Existing leaks or deterioration may leave damage beneath the roof covering. Some decking or related repairs may become clear only after old material is removed. Ask how those findings will be documented and how any additional work will be priced and approved.

An allowance or a stated unit price for a possible repair is useful only when you understand what it covers. Ask for the assumptions behind the estimate before work begins.

Compare the scope, then the price

Use the same questions for each proposal:

  • Which roofing products and components are included?

  • Will the old covering be removed, and is disposal included?

  • What is the plan for flashing, ventilation, and any damaged decking?

  • Which costs are fixed, and which depend on what is found?

  • How will changes be discussed and approved?

  • What cleanup, final review, and warranty documents are included?

A clearer proposal helps you understand a price difference. Ask for clarification wherever a line item is missing or vague.

Separate workmanship from product coverage

Candor Construction offers a five-year workmanship warranty on roofs. Ask for the written terms for your project. Manufacturer material warranties are separate, so review the actual product documents rather than assuming a warranty term guarantees a roof's lifespan or covers every expense.
